Kaw Garage Door

Garage Door Questions, Answered

Why won't my garage door open?

The most common cause is a broken spring. The springs do the heavy lifting, and when one snaps, the opener cannot lift the door alone. Check for a visible gap in the spring above the door, or a cable hanging loose. Stop running the opener: forcing it can strip the gear or burn the motor, and turn a moderate repair into a bigger one. Call us and describe what you see.

Why does my door start to close, then reverse?

Usually the safety sensors near the floor are misaligned, dirty, or blocked, and the opener thinks something is in the way. Check for anything crossing the beam and wipe the sensor lenses. If it still reverses, the travel or force settings may have drifted, or a roller is binding. That is a quick diagnosis on a visit.

How much does it cost to replace a broken spring?

In the Kansas City area, replacing a pair of springs typically runs $250 to $450 installed, depending on the door's size and weight and the spring type. Springs work as a pair, and both have done the same work, so when one breaks the other is usually near the end of its life too. Ask for your exact price before any work starts.

My opener hums but the door does not move. What is wrong?

Two usual causes: a stripped gear inside the opener, or a broken spring leaving the door too heavy to lift. Stop running it. A gear replacement typically runs $150 to $300. Ask for the door's balance to be tested too: a tired spring leaves the door heavy, and a heavy door strains the new gear.

The remote and keypad stopped working. Is that a big repair?

Rarely. Batteries and lost programming are the common causes, then worn keypads and failed receivers. Replacement remotes and keypads typically run $75 to $200 installed and programmed.

Can you come the same day?

Usually, yes. Call before noon and most Kansas City repairs happen the same day. Stuck-open doors and cars trapped in the garage move up the schedule.

Do you service my town?

We cover Kansas City and twenty-one surrounding communities, including Independence, Lee's Summit, Liberty, Parkville, Shawnee, Lenexa, Olathe, Overland Park, and Prairie Village, on both sides of the state line. The full list is on the service areas page. If your town is near one of them, call anyway and we will tell you honestly whether we can reach you.

Should I repair or replace my opener?

If the opener is under about ten years old and the problem is a gear, board, or sensor, repair almost always wins. Past fifteen years, or when parts are discontinued, replacement starts to make sense. A new opener installed typically runs $250 to $550. Ask to see both prices when it is a close call, and take your time deciding.
